The Petit Bateau Detroit is a mixed-use development by Nailah, LLC. It consists of 92 residential units in the Art Center neighborhood. 

The project is bounded by Frederick, Beaubien and St Antoine streets and is proximate to College for Creative Studies, Wayne State University and Detroit Institute of Arts.  

The project will consist of: 

• a 36-unit apartment building on the site's western face, overlooking Peck Park

• a 36 unit mixed use building with ground floor retail on the site's eastern face.   

• 20 residential condominiums, stacked townhome-style along Frederick Street. The architectural approach to the townhomes will combine traditional architectural features, such as gables and porches, with contemporary materials and massing. 

Ground breaking is anticipated in 2021 with completion toward the end of 2022.
